Applications:
- Each adult over 18 is required to complete a separate application form. It would be in your best interest to confirm that your rental requirements are not outside of our Resident criteria with multiple adult roommates, eviction history, foreclosures, bankruptcies, job loss, minimal income, low credit scores (below 500), unusual pets, large pets, multiple pets, multiple families, or anything that would cause your application to be rejected.
- Co-Tenants will have their category scores averaged and an automatic denial for any one tenant, such as an eviction in the last three years, will disqualify the entire applicant group.
- THE APPLICATION FEE PER ADULT IS NON-REFUNDABLE AND PAID ONLINE VIA CREDIT/DEBIT CARD.
- Applications that do not meet our criteria below will be denied.
- Incomplete Applications will be denied and NO refund will be given. Please read all instructions and provide all the appropriate information.
Requirements:
- Identification
- Applicants must be able to prove legal presence in the United States and provide at least one current, valid government-issued photo ID.

- Income
- Average Effective Gross Monthly Income (AEGMI) for the household must be at least 3 times the amount of the monthly rent.
In municipalities that require landlord participation in voucher programs, household must provide at least 3 times gross income for the household's portion of the rent.
Additionally, voucher recipients are encouraged to review and understand all qualifying criteria, including deposit payment schedules and move-in date requirements before applying.
- Credit
- The average credit score for the household must equal or exceed 650 or higher (Some properties may allow for lower scores if applicant agrees to risk mitigation fees).
- Soft credit inquiry will be processed on each applicant
- At least one member of every household must have a valid credit score and credit history
- Open collections, Charge Off and Judgments to housing providers must be satisfied
- Chapter 7 Bankruptcy must be discharged over 90 days from date of application submission
- Chapter 13 Bankruptcy must have an “order date” from the court that is at least one (1) year from application submission.
- Applicants with adverse actions from a "payday loan" or similar establishment within a five-year period of application submission will be denied.
- Applicants with garnishment/collection from a State Child Support Agency within a two-year period prior to the application submission will be denied.
- Criminal History
- Applicants that are registered sex offenders will be denied
- Applicants must have no felony convictions less than 5 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb-related offenses, robbery or burglary, terrorism OR that involve the manufacturing or distribution of drugs in any manner
- All other felony convictions must be more than 3 years old
Conviction of any drug-related offenses involving possession only, or alcohol-related offenses where no one was permanently injured or killed, must be at least 2 years old - Successful completion of any felony sentence at least 2 years ago and no new criminal activity for at least 2 years before this application is required
- No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted
- If the Applicant would like Rentzap to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information along with their application and it will be reviewed on a case-by-case basis. - Applicants are encouraged to attach additional documentation or information to the application if they believe that documentation or information is relevant and necessary for the processing and evaluation of the application. Please submit by emailing team@rentzap.com
- Residential History
- Rental history and/or previous home ownership will be verified for each applicant
- An application is not considered complete until all the addresses that were occupied by the applicant in the last 2 years are documented
- No more than (2) late Rent payments in a 12-month period
- No more than one (1) NSF Rent Payment in a 12-month period
- No non-compliance issues that resulted in non-renewal or eviction
- No applicants with prior or pending eviction within a 3-year period of application will be accepted
- No applicants with outstanding monies owed to an apartment community or landlord will be accepted.
- Animals
- Animals must meet criteria determined by the housing provider

- Qualified Assistive Animal
- Assistive animals require documentation as outlined by The A.D.A and HUD Guidelines FHEO-2020-01:
An individual seeking a reasonable accommodation for an assistive animal should provide documentation from a caregiver addressing that the animal provides support and alleviates one or more of the identified symptoms or effects of an existing disability.

Such documentation will be deemed sufficient if it establishes that an individual has a disability and that the animal in question will provide some type of disability-related assistance or emotional support.
Rentzap is a web-based screening tool and an individual’s disability or disability-related need for an assistance animal is not readily apparent or known to us. In cases where Rentzap becomes aware that a disability is readily apparent or known but the disability-related need for the assistance animal is not, we still require documentation of the disability-related need for an assistance animal.

- Households with more than two persons per bedroom plus one additional person will be denied
- Prosper Management Group is subject to State, County, Town, City, or HOA ordinances that limit the amount of unrelated persons applying for properties in their domain.

- States that are community property states require that married persons and their spouses all sign leases in excess of 1 year
- Falsifying Information
- Any fraudulent, false or misleading information will result in a decline
- Additional Requirements
- Applicant understands that deposits and fees listed on any advertising may be required to be paid in full in as little as 24 hours from acceptance and no later than prior to move in.
- Contingent Approval - Risk Mitigation Fee - Resident Score Based
- Decisions regarding the rental application may hinge on the contents of your credit report. We employ credit ratings as a measure of financial reliability for approval, conditional approval, or rejection. A credit score range of 650 or higher is necessary to align with our standard criteria. Applicants falling short of this benchmark may qualify for a conditional approval if their scores range between 550 and 649, which would necessitate a larger security deposit and involvement in our Prosper resident management collaboration program, entailing an additional monthly management fee alongside the regular rent. Non-US Citizens lacking social security numbers will be assessed using alternative tenant screening procedures. While we will not provide the credit report or its specific details directly to you, we will furnish the contact information of the credit bureau, enabling you to obtain a copy in compliance with the Fair Credit Reporting Act. This provision allows you to challenge the report's accuracy or completeness. All data gathered for the consideration of this application is deemed confidential and exclusively for the use of ProsperManagement Group.
- This program is offered on a Case by Case basis only ---weighing heavily on other factors outside of credit score to include income and rental history and more compiled by Transunion, Rentvine, and Prosper Management. Prosper Management Group maintains the right to retract this offer for any applicant based on other criteria associated with the application process.
- The specifics of the risk mitigation fees and increased security deposit amount are determined by the entire scope of your application(s).
Pets:
- All applicants must create, complete and share a PetScreening Profile with Prosper Management Gorup. Profiles can be created via https://prospermanagementgroup.petscreening.com
- Inside of that application portal for PetScreening.com you will be required to provide the following information:
- Full description of your animal (pet) of type of pet, gender, breed, age, color, weight, neutered / non-neutered.
- Up to date veterinarian contact information to include most recent annual vaccination records.
- Most recent photos of each animal (pet).
- Supporting documentation for any Emotional Support Animal (ESA) or Service Animal such as a verifiable doctor’s letter from a local physician.
- Once all information is received and verified, your animal (pet) will be assigned a pawscore from 1 to 5 Paws. The pawscore will determine the required non-refundable pet move in fee as well as the monthly pet rent. These fees are applied per pet.
- If there are pets in the property, the renters insurance policy must cover those pets.
Fees:
- Applicant understands that deposits and fees listed on any advertising may be required to be paid in full in as little as 24 hours from acceptance and no later than prior to move in.
- Please be prepared to pay all fees outlined in the property listing, application, and/or lease.
- All properties managed by Prosper Management Group require a $300 lease preparation fee to procure a lease.
- All properties that are professionally managed by Prosper Management Group are required to participate in our Resident Benefits Package Program. There are two packages available to our residents - one that includes renters insurance and one that does not. The Package without renters insurance costs $36/month. The Package with renters insurance costs $50/month. If you would like to see a full list of benefits included in our Resident Benefits Package, you can find it on our website under our Tenants tab.
- Residents are allowed to procure their own renters insurance. EVERY renter is required to carry a minimum of $300,000 liability coverage, if there are pets in the property the policy must cover those pets. Prosper Management Group must be listed as an additional insured party. Verification of insurance must be sent from the carrier to Prosper Management Group and uploaded by resident to resident portal. Each notice of cancellation will incur a $25 admin fee for investigation by our office.
Lease Start Date
- Lease needs to start within 14 days or less from application acceptance.
- Applicant understands that deposits and fees listed on any advertising may be required to be paid in full in as little as 24 hours from acceptance and no later than prior to move in.
- Security Deposits = One Month's Rent + $200
- Example: Rent = $2,000.
- Security Deposit = $2,200
- All security deposits must be presented with either Certified Funds such as a Cashier’s Check or Money Order.
- NO CASH WILL BE ACCEPTED. Approved residents are encouraged to arrange for a Bank Wire directly to Prosper Management Group.
Taking Possession:
- In order to pick up your property keys and take possession of your rental at move in, all move in funds must be paid. All move in funds must be paid in certified funds and cleared in Prosper Management Group's bank account before keys/access will be given.
